Bilingual Japanese Senior Associate – Real Estate Asset Management

A Japanese real estate investment company is seeking a Senior Associate, Asset Management for its Boston office. This position plays a key role in managing U.S. commercial real estate assets, partnering closely with joint venture operators, property managers, lenders, and the internal acquisitions team. The role provides essential support in financial modeling, budgeting, and strategic planning throughout the asset life cycle.

Responsibilities

Asset Management & Portfolio Oversight

  • Collaborate and negotiate with JV operators, property managers, and contractors to ensure execution of business plans and optimize asset performance.

  • Review and analyze weekly/monthly reports and financials to ensure performance is on track and within budget.

  • Identify operational challenges and recommend solutions that enhance financial outcomes.

  • Manage cash flow, profitability, and identify value-creation opportunities across the portfolio.

  • Prepare monthly asset management reports, including variance analyses and commentary.

  • Support preparation of annual budgets and business plans.

Financial Analysis & Modeling

  • Prepare financial analysis including refinancing scenarios, hold/sell analysis, and strategic recommendations.

  • Assist in financial modeling to support acquisition, development, financing, leasing, operations, and disposition strategies.

  • Develop, update, and analyze proformas, budgets, and project action plans.

Transactions & Strategic Initiatives

  • Support senior staff with execution of exit strategies and disposition processes (broker selection, partner/lender negotiation, closing documentation).

  • Conduct due diligence, coordinating third-party specialists such as appraisers, accountants, and consultants.

  • Review, analyze, and help negotiate legal documents (JV agreements, loan agreements, PM agreements, etc.) in coordination with attorneys.

Reporting, Research & Internal Communications

  • Prepare market research, asset-level analysis, and various ad hoc reporting.

  • Create internal presentation materials and develop new reporting formats as needed.

  • Process funding requests/distributions and maintain organized project documentation.

Operational Support

  • Assist in overseeing third-party property managers and leasing agents.

  • Support development and execution of management strategies to maximize asset value.

  • Prepare and update annual business plans and monthly/quarterly performance reports.

  • Participate in lender negotiations for refinancing strategies.

  • Provide ongoing financial updates and insights to senior executives.


Qualifications

  • Bachelor’s degree or higher degree in Real Estate, Finance, Business, Economics, Accounting, Math, or a related field; or equivalent combination of education and experience.

  • 3+ years of experience in finance or related area.  Experience in asset management, acquisitions, real estate finance, or commercial property management strongly preferred.

  • Strong financial acumen with the ability to review financial statements and legal agreements.

  • High proficiency in MS Excel (including ability to model waterfalls).

  • Strong quantitative, analytical, and communication skills.

  • Japanese bilingual ability required.

  • Visa sponsorship available for qualified candidates.

  • Ability to travel up to 20%.
